The Challenge
Hartford Hospital set out to expand their partnership with a large orthopedic group by creating a state-of-the-art center for comprehensive orthopedic care. The goal was to design a facility that could bring together inpatient services, advanced surgical care, rehabilitation, imaging and outpatient treatment under one roof—while integrating seamlessly with the hospital’s existing campus. In addition, the physician group was looking to have an ownership position in the outpatient medical office building component.
Our Role
Concord Healthcare Development served as Program Manager of the inpatient hospital and Developer of the outpatient ambulatory building, overseeing the planning and execution of this landmark project. Our responsibilities included:
- Program Management: Coordinating a multi-disciplinary team across design, engineering, and construction, while ensuring Hartford Hospital’s clinical, operational, and financial objectives were reflected in every decision. Concord was responsible for managing budget, schedule, and owner activation of this highly complex build.
- Developer: Provide all equity and financing to construct a “third party” owned ambulatory building with physician investors on the campus of Hartford Hospital, connected to the new inpatient hospital. This included negotiation a master lease, ground lease and all tenant leases in the building.
The Solution
The Bone & Joint Institute delivers a comprehensive orthopedic environment across 235,000 square feet in two separate buildings, including:
- 60 private patient beds
- 10 state-of-the-art operating rooms
- 30 Pre-Op/PACU bays
- Central sterile and diagnostic imaging facilities (MRI, CT, X-ray)
- Outpatient rehabilitation with motion lab
- Administrative offices and hospital service tunnel connection
- Skybridge connection to the multi-tenant Ambulatory Services Building housing a 5 OR ASC, multiple private and hospital clinics and a conference center with a 100-seat auditorium
The Results
- A Regional Destination: Established as Connecticut’s first dedicated orthopedic hospital.
- Integrated Care: Seamlessly combines inpatient, surgical, and outpatient rehabilitation services.
